NEIGHBOURHOOD PLAN
A Neighbourhood Plan is a community led formal document that is part of the local planning system, influencing land use decisions and shaping future development. The plan provides a legal basis for how the community would like to see growth and development proceed within their area.
Key Benefits of a Neighbourhood Plan for Salfords and Sidlow Parish
- Local Control Over Development - One of the most compelling benefits of having a Neighbourhood Plan is that it allows local people to guide the future of their area. This can include determining where new homes, businesses, and infrastructure should go, as well as what type of buildings should be allowed. By having a say in these decisions, residents can ensure that developments respect the parish’s rural character and local heritage.
- Influencing Local Policies - A Neighbourhood Plan allows the parish to influence broader planning policies. For example, it can ensure that new developments respect environmental features and can also set policies on housing density, design aesthetics, and the location of new infrastructure, ensuring that development is sensitive to the existing local character.
- Providing Clarity for Developers - A Neighbourhood Plan can provide clear guidance for Developers on what is acceptable and what is not, and developers are more likely to build in line with community preferences, which are reflected in local policies.
- Strengthening Community Engagement - A Neighbourhood Plan offers an excellent opportunity to engage with residents and businesses. The consultation process helps ensure that all voices are heard, allowing a wide range of opinions to be considered. This strengthens community ties and builds a sense of ownership over the future of the area.
- Potential for Funding and Grants - Having an adopted Neighbourhood Plan can open up access to funding and grants. Governments and other organisations may offer financial support for specific community initiatives or projects that align with the objectives of the Neighbourhood Plan. This could include funding for local infrastructure, community facilities, or heritage preservation.
- More Community Infrastructure Levy (CIL) funding - We currently receive 15& of Developers CIL funding. If we had a neighbourhood plan, we would directly receive 25% to make choices on how and where we want to spend it.
